Chairman John McClelland called the meeting to order at 7:35 p.m. In attendance were Commissioners Darrell Anderson, Peggy Ebner, Bob Evans, John McClelland and Bud O’Connor. Also in attendance were Town residents Carolyn Luxford, Sandy Sanford and property owners Bill and Libby Paulson.
Approval of Minutes
The minutes for March were approved.
115 Chestnut Avenue
Carolyn Luxford and Sandy Sanford, owners of 115 Chestnut Avenue, presented a potential plan to demolish the existing house on that property and install a 26 x 48 ft. prefabricated house. The property is 7,500 square feet and is located in the RR1 Zone. The owners know that the plan would not meet setback requirements and wondered if the Planning Commission could approve. Darrell Anderson stated that according to a previous agreement between Ms. Luxford and the Town at the time ownership of an adjoining lot was transferred from the Town to Ms. Luxford, no part of that parcel could be used for setbacks, the parcel could not have all or part of a house, and that the parcel could not be used to determine lot size. John McClelland explained that the Planning Commission could not approve the plan but that the owners could go to the Board of Zoning Appeals to request an exception.
350 Ridge Road
– Bill and Libby Paulson have purchased the property at 350 Ridge Road and intend to demolish and rebuild the house or do a major renovation. They attended the PC meeting to find out their options and next steps.
306 Ridge Road
It has come to the attention of the Planning Commission that the owner of 306 Ridge Road, Michael Voigt, has a sale sign on his property indicating that it is zoned R90. John McClelland has written a letter to the owner explaining that his property is in the RR4 Zone.

The following permits were approved:
- 205 Washington Grove Laneshed replacement
- 407 5th Avenueshed
- 102 Center – studio
